So I want to set up a home theater thing and run wires through the walls so they are not visible. I dont need to tear down walls but I just need access to run wires through them how should i do this?

make a scale drawing of the room …you will be doing drywall repair no way around it ..you will need access room to drill through the studs,so one can pass the wires through

Family Room Remodel – How big should a great room be?

Family Room Remodel Question by Crazy Cousin: How big should a great room be?
My husband and I are remodeling & adding to our house. Our architect came up with a design that has ample room for the kitchen and dining areas of the great room, but it looks like the living/family room section will only be 12′x 22’8″. Does that seem like enough space?
The overall size of the great room is the previously mentioned size, plus 30’6″ x 20′ for the kitchen and dining area.

I have a town house in southern California. It is 1650 square feet, 3bd/2.5 ba, has a yard and 2 car garage.

I want to do some light remodeling: new kitchen cabinets, granite countertops in kitchen and bathrooms, update bathroom tubs, and other things. My whole project will cost about $ 27,000 for materials. No labor costs.

My wife and I plan to remain living in the town home for at least another 5 years because starting a family. We will have our place paid off (& will be debt free) in a few months and may possibly sell it one day if our neighborhood gets bad. But we may never move because real estate is SUPER expensive near the beach where we live.

Is $ 27,000 too much to invest in my town house? My reason for the updates is not for resell but to make our home more custom.
I want us to be happy with what we have so we don’t go house poor buying a fancier house.

Also, should we save our money for 18 months to pay for the project in full, or should we get a loan?

IF ITS PAID OFF-YOU’D GET A BETTER PAY BACK IN THE LONG RUN IF YOU JUST REMORTGAGED IT TAXWISE.

www.thegrandpoohbahofthemoolah.com http Many people are unaware that they can use a FHA Home Improvement Loan in Houston to buy a resale, a foreclosure, a short sale or refinance their existing home. The FHA 203(k) loan will allow total loan amounts just over 0000 in the Houston area for the purchase or refinance and renovation of an owner occupied home with a down payment of just 3.5% of the total cost (acquistion, renovation, fees, etc…) This loan does take longer than the average purchase to close (prepare for 60 or more days–depending on the scope of work and how long it takes to get the contractors, budget, etc. completed) but you have the benefit of using the acquisition cost as the property tax base, remodeling the house to be your dream home, and still making a low down payment! The FHA home improvement loan will even pay for up to 6 months of mortgage payments if you cannot stay in the home while the work is being completed (like if you are adding a second story.) One of my favorite things to do with the FHA Home Improvement loan in Houston is to improve the home’s energy efficiency. I have a plain, off-white area rug that I want to dress up a little. I got the idea from a home improvement show where they used paint for the same purpose, but I don’t remember the details such as what kind of paint they used or how they were able to completely cover the area desired without having the paint bleed into the rest of the rug. Anyone done this before? Tips?
Ok, so we’ve established that dye is better…how do I keep it from bleeding??

I think you should use dye instead of paint. It is a rug after all….

I’ve got a 13′x23′ (299 sq ft in a rectangle) living room downstairs in my split level home. Here are pictures of it before the remodel and before we got moved in:

It is now all fresh off-white paint, flush-mount light fixtures and it’s really bright and pops when you see it. New carpet is going to be off white with tan and brown fleck in it. There is new tile in the landing by the stairs. The far door is a small bathroom and the closer door is the laundry room. There is also a small overhang in the middle of the room that you can see in the pictures.

Now for the question- what should I do with this room? It’s huge, new and completely empty. I have a functional living room upstairs, and I don’t want this to be a “game room” nor a work out room. I was thinking that I would make it a second living room, perhaps move my 42″ flat screen down there and get some big comfortable couches, but that would only fill up the half of the room near the stairs. How could I utilize this room, yet still have it work together so it doesn’t look too distanced? What should I do? Any help is appreciated!

I can see this room as an informal lounge area. I am not an Interior Designer but I do have a flair for Interior Design. Do you have a particular theme? Do you have a view? Do you like a contemporary style, or a country home style?

Perhaps have custom made bookcases take up the space of one wall, along one side, I visualise a comfy leather chair, with a lamp so you can read by. A huge rug in the centre of the room and a chunky lounge suite, and coffee table in the centre of the rug. Also a sofa table behind the sofa in a chunky timber. A computer area perhaps could be incorporated too.

Home Improvement Projects – Which home improvement projects should we do first?

We just bought our first home in June. We painted several rooms and have a couple more to finish. Aside from painting there are several projects we would like to do over the next several years we just aren’t sure what order we should do them in.

Also, should we take out a home equity loan or line of credit? If so, what projects would we take out a loan for? Do we pay it completely off before doing another project? For example, if we the out loan or line of credit for windows do we pay that off over several years before doing the deck? I would appreciate some feedback from people with experience in this area.

Our home was built in 92 and is a split foyer style house. The basement (family room) is finished with 4th bedroom. We plan to be here a long time the 7-10 year range at least.

The following projects are on our list:

Concrete poured in front steps (currently there are stones)
Knee wall built in place of ugly metal railing in upstairs living room (dad and uncle are doing this)
Deck off of upstairs dining room (sliding door is already there, dad and uncle are doing this as well)
New lighting in kitchen (fluorescent lighting currently)
New lighting in dining room and front entryway
New lighting and medicine cabinets in master and main bathroom
Finish laundry room (rest of family room is finished)
Add 1/2 bath in laundry room (dad and uncle are doing this too)
New windows and sliding doors throughout entire house (they’re original and not efficient)
Replace front door

I appreciate you taking the time to read my question. I apologize for the length.
We aren’t experienced DIY’s. My dad and uncle have experience doing some of this stuff not all though.
The knee wall upstairs we want to do for safety as well. The railing has about a 5 in space on bottom and it is scary to think if somehow baby slips down there she would fall to steps going down to family room. (of course we watch her but it’s a what if) Since I am doing home daycare it will be easier to put a gate up there too if a wall is there instead of railing. Plus I do like the openness.

As far as front door. The previous owners put a door on that looks like a back door or side door that people put on garages. (Gray with 9 little windows)

The laundry room is incredibly cold. We can put bottled drinks in there and they get almost as cold as if they were in fridge. We close the door to keep air from family room but it is still much cooler because of laundry room.

If you are experienced DIY’ers, only you can make those kind of decisions about labor, cost, weather, etc.
You borrow what you can, when you need it, get a small interest rate loan, or do without the luxury items. I always tackle the worst-looking problems first and save the small jobs for good weather.

I am remodeling the den. I want to replace the flooring, replace the wall paneling w/ sheetrock and paint. I also would like to paint the ceiling. The room currently has no phone jack, needs more electrical plugs and cable run to the room. I also would like to replace the picture window w/ a bay window.

do the structural work first, then work from the top down, so the paint only drips on stuff you’re either going to paint over or remove anyhow.

I’m trying to remodel on a budget. The carpet in the living room has to go, and I’ve been seeing a lot of really nice looking rooms with painted floors. The only problem is the walls are wood paneling and my roommate doesn’t want to paint them. So I don’t know what color would look good with that dark wood paneling. It limits me because I had originally intended on using bright colors to brighten up the room and I’ve also been very inspired my Mexican style decorating lately. Any ideas?

as a carpenter I’m confused as to how you would paint hardwood flooring or even plywood……. This is news to me, did you mean stain the floor?

I am remodeling my laundry room. We had to take out walls and now are putting back in and we are putting in the laundry box for the water hookup. I can not find anything on how far up that should go for my particular washer.

Get out your Kenmore washer, measure the distance to the water valve in the back of the machine and plan to place your opening in your water pipe a couple of inches above that.

Our living room has wood laminate floors, cathedral ceiling with a dark stained beam running the length of the room, dark stained mantel piece on our fireplace that is floor to ceiling dark brick and soft/light yellow walls – almost vanilla. The rest of all the woodwork in the house is white including the kitchen which can be seen from the living room. My husband thinks we should have our crown molding match the dark stained beam and mantel but I think it should be white for contrast. I also think dark stained molding would make the room very dark, almost dungeon like.

I agree with you and think that the white would look fine. We have white crown molding in our house with a dark mantel, and I don’t think it clashes.

Living Room Remodel

I’ve finally completed the living room remodel and audio video installation. It really looks and sounds great. Those little in ceiling speakers can really produce. I list of equipment includes a Universal Remote MX-900i, SHARP LC60LE835U, DENON AVR2312CI, (2) B&W IN WALL CCM663 in the rear, (3) B & W IN WALL CCM665 in the front, BOWERS & WILKINS ASW610BK in the left cabinet covered in speaker material, SONY BDPS580, UNIVERSAL MX900,UNIVERSAL MX350 RF Extender. I am so glad this project is over. I can’t begin to say how happy I am it’s over. Now, on to the next project…in a week.
