Family Room Remodel – How big should a great room be?

December 29th, 2011 3 comments

Family Room Remodel Question by Crazy Cousin: How big should a great room be?
My husband and I are remodeling & adding to our house. Our architect came up with a design that has ample room for the kitchen and dining areas of the great room, but it looks like the living/family room section will only be 12′x 22’8″. Does that seem like enough space?
The overall size of the great room is the previously mentioned size, plus 30’6″ x 20′ for the kitchen and dining area.

Family Room Remodel Question by : which is better? a design-build firm, or a separate designer and builder for a home addition/remodel?
We are planning a renovation–remodeling the kitchen, tearing down a wall, redoing the entry way, and adding a family room–to make a “great room” (kitchen/family/dining). we are debating between a separate architect/designer, or a design-build combo….thoughts?

Best answer:

Answer by Guest
Both the architect/designer and design-build combo should employ an architect for the design of modifications you would like to perform. Some design-build combos do not have architects on staff and their drawings are usually prepared with less detail leaving more to your and their imagination which they get to interpret as they build. See if they have a registered architect they will be using.

Although you will not see a lot of difference in the cost of the design as provided by two or three architect/designer firms, you will be able to put(or have the architect / designer put) the drawings out for bid by three or four contractors that they have had good luck and received quality work on their past projects. This cost reducing process will not be provided by the design-build approach.

You will have all your eggs in one basket with the design-build approach. You will have an overall lower total project cost if you go with the design build combo but you will have very little say in any conflicts or misunderstandings because they have all the players on their side. You will never hear the architect say that any change must be made because that would be counterproductive for the design-build firm. The total cost will be less because you will receive less.

If you are looking for quality work separate the designer and builder. If you want to think you are saving money, may sacrifice quality, use design-build. A design-build approach will complete the projects most rapidly. They can start the work before the complete design has been completed.

Family Room Remodel Question by Me, Myself & I: Approximately how much would it cost to completely remodel the inside of a two-family A-frame house?
I am curious as to about how much it would cost to paint (house currently has lead paint) the inside of an 8-room house (two floors), completely remodel the bathroom and kitchen, sand the hardwood floors, wallpaper all rooms, and put down new linoleum on the kitchen floor and update all the electrical outlets (service has been updated from the street and in the cellar). The house has new windows and a new heating system. Hopefully, answers will be from construction people who have experience. Thanks!

Answer by Khavren
You dont’ want to know cost, because that will vary based on the location the house is in, the contracter you are able to make a deal with, and the amount of red tape you have to go through with the local gov. You want to ask how much TIME that sort of job would probably take.

Laundry Room Remodeling – What kind of “detailed drawings” are needed for a remodeling permit?

Laundry Room Remodeling Question by quiet_caryatid: What kind of “detailed drawings” are needed for a remodeling permit?
I’m wanting to remodel my kitchen and laundry room. Nothing drastic, just taking out a short wall, moving the water and gas hookups, and putting in new cabinets. My county’s office for code enforcement goes into great detail on their website about what is required for the permits to build a house, but just says “detailed drawings” are required to obtain a remodeling permit. I’m a drafting technician by trade, and had two years of architectural drawing/codes before I changed majors to industrial drafting. I’m confident I can make any number and degree of detailed drawings they could ask for. I just don’t want to waste the time, effort, and probably embarrassment to make some elaborate 20-page presentation with elevations, wall sections, electrical plans, etc. if all they’re expecting is some rough doodle on a napkin.

Answer by Scott
What they’re looking for is accurate dimensions and simple details of materials, like the location and size of new structures, locations of electrical units; you can see what they’re getting at – they just want to be able to see that they’re not approving a crazy building idea that could be a liability for them if there is a failure.

A bit more than a doodle for sure, but nothing over the top.

Laundry Room Remodel – Questions about a basement remodel?

Laundry Room Remodel Question by Mommy of 3 boys icon smile Laundry Room Remodel Questions about a basement remodel? : Questions about a basement remodel?
My basement ceiling is not very tall, approx 6’4″… but I’m only 5’5″, and my husband is 6′ tall… I have 3 small boys, and my house is just three bedrooms, so we are considering remodelling the basement, for extra bedrooms, another bathroom (already an unfinished one down there), and a laundry room. It’s all cement, my house is built out of cinder blocks, and there is no insulation in my entire home. Here are my questions:
-Is it too short to add a drywall ceiling and floating floors?
– Could I lower the floor somehow? How do I find out how far down sewage pipes might run under the house?
- Would I need to insulate the outside walls? It doesn’t seem that cold, even in the winter, because the heater is down there.
- Would Drylok be enough for keeping the basement dry? How long would that last? Can I paint on top of it?
- How would I build around the air ducts? They go as low as about to 5’5″ off the floor. Would I just have to not build rooms around those?

thanks for any advice!

-Is it too short to add a drywall ceiling and floating floors?
-> It’s the most space saving option, so go for it.
– Could I lower the floor somehow? How do I find out how far down sewage pipes might run under the house?
—–> It’s possible to remove the floor, lower the floor and underpin (add concrete under the outed walls) the foundation then pour new concrete. You can easy add a foot to the height. If there is a pipe, just leave it along and box it in.
- Would I need to insulate the outside walls? It doesn’t seem that cold, even in the winter, because the heater is down there.
—>It’s a right thing to do and your town might require it by the law too.
- Would Drylok be enough for keeping the basement dry? How long would that last? Can I paint on top of it?
—->assuming that there is not leakage it’s enough, double check the durability with the manufactures. Yes, you can paint over it.
- How would I build around the air ducts? They go as low as about to 5’5″ off the floor. Would I just have to not build rooms around those?
—–> You box them in with drywall or just paint them and ignore.

Laundry Room Remodel

A woodworker scratch builds kitchen countertops for his wife. Watch the countertop construction progress from the custom core through the application of plastic laminate. The countertops are trimmed in oak with a half inch matching inset band to hide screw heads in the radius. After installation, cement board and ceramic tile were applied as a backsplash. New appliances were ordered and installed. Under counter florescent lights wired to a single switch completed the project. Next, I will construct a laundry room off the kitchen (and 5 feet into my shop) with new flooring throughout. Wife happy. Living Room Remodel Question by : Need opinion on curtains for my living room, please?
I’m trying to remodel my living room. We have a small house, the LR is only appx 14×12. We have med-dark wood floors and are painting the walls white (summer shower by valspar). We just bought a big red sectional (not fire engine red, more like a faded red-orange leaning more towards red)

I’m going to neutral accent colors, but I’m not sure about the curtains, there’s only 1 large window in the room, which only allows natural light in in the evening because we have a covered front porch, so I dont want the fabric to be to dark or heavy as to allow as much light in as possible. So should I just go with white? or would that just be to much white in the room?

Thank you so much in advance, I’m new to this interior design as this is our first home, and I’ve been googling pictures like crazy but cant find anything that screams at me for a smaller space.

Room Remodel – Im 15 years old and i want to remodel my room. help?

Room Remodel Question by sally: Im 15 years old and i want to remodel my room. help?
i have a small room and i would like to do something fun to it without making my room look smaller and giving it a sophisticated look to it..any suggestions?

Best answer:

Answer by Thomas
To make your room look bigger, paint it white or really, really light aquamarine. That would look totally chic! And you should pick out some accent colours to match like orange, fushica, red, chocolate brown and yellow and get a bedspread and pillows in these colours.

Then, because your room is small, get a book shelf and a bunch of shallow containers to fit on it. Then put clothes in the containers and label them ie. Tanks, Tees, Jeans, Sweats, Shorts etc.

Try a cool rug and lighting like this (recommended by another yahoo user.)

Then get some funky window treatments and VOILA! A masterpiece!

Good luck!!!
